About the Role:

We're looking for a conversion-obsessed, analytical, and street-smart Digital Media Buyer to take full ownership of scaling our Google and Facebook Ads in the real estate wholesaling niche. This role starts by locking down one market with precision—then expands to a multi-market national rollout alongside our branch managers.

You’re not just pressing buttons. You’re a data-driven deal-maker who lives for the thrill of performance marketing, ad arbitrage, and funnel mastery. If you’ve built profitable ad machines that generate leads like clockwork, let’s talk.

What You'll Do:
• Launch, optimize, and scale high-converting ad campaigns across Facebook and Google (Search, Display, YouTube).
• Craft ad strategies tailored to motivated seller lead generation, distressed property owners, and investor buyers.
• Work hand-in-hand with our Branch Managers to localize creatives and maximize ROI across different geos.
• Manage $5K to $250K+/mo ad budgets, scaling campaigns with disciplined ROI benchmarks.
• Run daily reports, A/B test creatives, and manage performance dashboards.
• Collaborate with our internal content/AI team to create hook-driven ads, angles, and landing pages that convert.
• Stay on top of platform changes, compliance, targeting hacks, and optimization loops.
• Implement hyperlocal lead funnels (zip code/county targeting, ad copy localization, etc.).

Who You Are:
• You’ve managed $50K+ monthly ad spend with ROI-focused performance in real estate, local services, or high-ticket lead gen.
• You understand motivated seller psychology, investor lingo, and ad compliance landmines inside and out.
• You thrive in early-stage chaos. You test fast, pivot smart, and scale winners hard.
• Your brain is a hybrid of data analyst, direct response copywriter, and paid traffic killer.
• You can own the media buying stack and train others as we expand.
• You’ve built tracking infrastructure (UTMs, conversion APIs, Zapier, CRM flows) that actually work.

Tools You Must Know:
• Google Ads (Search, Display, YouTube)
• Meta Ads Manager (FB/IG)
• Google Tag Manager, GA4, UTM Builders
• CRM + Lead form integrations (GoHighLevel, HubSpot, etc.)
• Ad reporting: Looker Studio / Supermetrics / custom sheets
• Bonus: Familiarity with AI content tools (e.g., Runway, HeyGen, Opus)

KPIs You’ll Be Measured On:
• Cost per Motivated Seller Lead (CPL)
• Appointment Set Rate from Ad Leads
• Return on Ad Spend (ROAS)
• Cost per Closed Deal by Market
• Ad Spend Efficiency / Waste Reduction
• Funnel Conversion Rate Improvements

Compensation:
• Base + Performance Bonus (or Full Performance-Based Option)

Your First 90 Days:
• Week 1-2: Audit current assets, funnels, ad accounts, and recommend a growth roadmap.
• Week 3-4: Launch campaigns for 1 target market (we’ll provide seller data, buyer avatars, etc.)
• Month 2: Optimize and scale into 2-3 surrounding markets.
• Month 3: Build SOPs, dashboards, and frameworks for branch managers to plug into for national rollout.
