Position Salary Range: $28.75 - $30.25

Paid time off:
• An accrual of 80 hours Vacation.

Position Summary

The Virtual Leasing Manager delivers exceptional customer service and leasing support to prospective and current applicants at affordable housing communities, including LIHTC and HUD-assisted properties. Based out of the corporate office, this role supports both new lease-ups and stabilized communities by responding to leasing inquiries, conducting virtual tours, following up on leads, and guiding prospects through the application process. The Virtual Leasing Manager ensures program compliance while also providing leasing support to onsite community teams.

Essential Duties and Responsibilities
• Respond promptly and professionally to all leasing inquiries via phone, email, text, chat, and other digital platforms.
• Conduct virtual tours and presentations to showcase available units and community features.
• Provide detailed information about affordable housing programs (LIHTC, HUD Project-Based, Section 8) and explain eligibility requirements to prospects.
• Guide applicants through the leasing and application process, ensuring accurate completion of paperwork in compliance with program regulations.
• Support new lease-up communities in reaching stabilized occupancy through proactive leasing strategies and targeted outreach.
• Assist stabilized communities as needed by fielding overflow leasing calls and inquiries.
• Maintain knowledge of each assigned property's availability, pricing, income limits, waitlists, amenities, and community features.
• Collaborate with on-site teams to ensure seamless communication and accurate information sharing.
• Document all interactions and activities in the property management system (e.g., OneSite, Yardi, RealPage).
• Stay informed of changes in affordable housing regulations and company policies to maintain compliance at all times.
• Maintain detailed records of billable hours for all communities receiving marketing and leasing support.
• Complete Rent Market Surveys and conduct competitor analysis to assess market trends and optimize rental rates.

Qualifications
• Education & Experience:
• High school diploma or equivalent required; associate or bachelor's degree preferred.
• 1-3 years of leasing experience, preferably in affordable housing programs (LIHTC and/or HUD).
• Experience with lease-up projects is a plus.
• Skills & Competencies:
• Knowledge of LIHTC and HUD eligibility, income limits, and compliance requirements.
• Proficiency in RealPage OneSite and Prospect Management modules (or similar property management and leasing software).
• Strong customer service and sales skills with the ability to build rapport virtually.
• Excellent verbal and written communication skills.
• Ability to effectively navigate virtual meeting platforms, email, and chat tools for leasing communication.
• Highly organized and able to manage multiple priorities in a fast-paced, deadline-driven environment.
• Self-motivated, independent, and proactive in problem solving and follow-up.

Working Conditions
• This position is based at the corporate office and interacts virtually with residents and prospects.
• Regular business hours with occasional evenings or weekends as needed to support leasing demand.
• Primarily sedentary work in an office environment with frequent use of computers and phones.
• Conduct site visits as needed to assess and become familiar with community conditions.

Driving:
• This position may occasionally travel to and from off-site locations as a needed for this position. A valid driver's license is required if perming these tasks or driving a golf cart.

Additional Notes

Must be able to complete all required training within thirty (30 days of hire date.
