Developing a boutique, residential‑style memory‑care home (~9,000 ft², single story) on a three‑acre site in the New Braunfels area. Vision combines hospitality‑level finishes with healthcare‑grade systems (NFPA 13R sprinklers, nurse‑call, ADA compliance). Seeking an Owner’s Representative to oversee Pre‑construction through occupancy and early ramp‑up (total engagement: 12–18 months).
Scope of Work
Pre‑Construction & Design
Source multiple general contractor and trade bids, provide line‑item bid analysis
Ensure bid transparency; identify and address scope gaps and change‑order exposure
Leverage deep local subcontractor relationships (or prove you have them) to secure competitive pricing
Permitting & Site Prep
Coordinate civil engineering, utility work, and city/County permitting
Maintain adherence to a 12‑month build schedule
Construction Oversight
Conduct weekly site walks; review contractor pay applications
Validate change orders and monitor quality control on both residential finishes and healthcare systems
Close‑Out & Start‑Up
Manage punch lists, final inspections, and equipment commissioning
Oversee FF&E delivery, staff training, and open‑to‑first‑resident transition
Deliver budget vs. actual performance reporting through stabilization phase
Must‑Have Qualifications
Minimum 5 years of experience as an Owner’s Representative or Construction Manager on healthcare or senior‑living or similar builds.
Expertise in residential‑grade finishes — millwork, custom flooring, lighting that feels high‑end, not institutional.
Demonstrated deep network with New Braunfels/Comal‑Guadalupe subcontractors, suppliers, inspectors — know the local players.
Proficient in NFPA 101, NFPA 13R, ADA, and Texas HHSC I‑1/L building codes.
Proven ability to manage transparent multi‑bid procurement and hold subcontractors accountable to budget.
