About the position
The Executive Regional Director at Fairway Management, Inc. is a pivotal leadership role responsible for overseeing the Regional Manager Team within the multi-family affordable housing sector across Georgia, South Carolina, and Northern Florida. This position requires a strategic leader who can effectively communicate the company's goals and ensure that all employees are engaged and aligned with these objectives. The Executive Regional Director will regularly meet with the Regional Manager team to set direction and priorities, ensuring that the operational structure is efficient and profitable. In this role, the Executive Regional Director will be tasked with ensuring that all approved training programs, practices, procedures, and policies are executed effectively throughout the regions. This includes proposing and developing new initiatives with the approval of the VP of Operations. The Director will work closely with property owners to identify long-term goals and objectives, responding to their needs and ensuring that the regional operations align with these goals. The Executive Regional Director will also monitor the financial performance of properties in the region, working with Regional Managers to address any unfavorable variances and improve Net Operating Income (NOI). This includes managing the annual budget preparation process and coordinating capital improvement presentations. The Director will represent the region in meetings with other departments and will collaborate with construction and development teams on new projects, ensuring that design and functionality meet operational needs. Additionally, the Executive Regional Director will develop relationships with state agencies, staying informed about any changes that may affect internal policies. They will work closely with the Compliance team to ensure that all compliance standards are met and will assess company morale, collaborating with HR to implement programs that enhance employee engagement. Mentoring and developing the Regional Manager team will be a key responsibility, ensuring that they are productive and well-supported in their roles.
Responsibilities
• Provide leadership, guidance, and oversight of the Regional Manager Team covering a designated portfolio.

• Ensure that Fairway Management's goals are communicated properly and that all employees are engaged and aligned with these goals.
,
• Regularly meet with the Regional Manager team to set direction and priorities.
,
• Review and recommend changes to the operation structure to increase efficiency, effectiveness, and profitability.
,
• Ensure all approved training programs, practices, procedures, and policies are effectively executed throughout the Regions.
,
• Propose and develop new procedures, practices, and initiatives with the approval of the VP of Operations.
,
• Work with owners to identify long-term goals and objectives and be responsive to their needs.
,
• Coordinate Regional Operations with HR, IT, Accounting, Leasing, and CIG.
,
• Monitor achievement of properties in the region against financial objectives and work with Regional Managers to correct unfavorable variances and improve NOI.
,
• Manage the annual budget preparation process with the Regional Manager team and ensure regional portfolios meet expectations.
,
• Manage capital improvement presentations and coordinate departments during the operational setup of new properties.
,
• Initiate functional Kickoff Meetings and act as Regional Coordinator with Development and Construction on new projects.
,
• Develop relationships with state agencies and stay informed about agency changes, making adjustments to internal policies as needed.
,
• Work directly with state agencies on training opportunities and closely with the Compliance team to ensure compliance standards are met.

• Assess company morale and work with HR and the VP of Operations to develop and implement programs to increase engagement.

• Provide mentoring, leadership, training, and development to the Regional Manager team, responsible for recruiting and performance management of Regional Managers.

• Work directly with the Compliance Specialist/Director of Compliance to ensure SOP is maintained and updated as needed, following IRS and State Agency guidelines.
Requirements
• Advanced knowledge of all affordable program types required.

• Advanced knowledge of all aspects of property management.
,
• Knowledge of financial reports, budgeting, and expense control.
,
• Ability to work well independently and with others.
,
• Excellent verbal and written communication skills.
,
• Prior supervisory responsibility - Advanced.
,
• Minimum of 3 years direct supervisory experience.
,
• Minimum of 4 years property management experience and compliance experience in the affordable housing industry, preferably LIHTC.
