About the position
The Onsite Property Manager (OSPM) is responsible for the overall efficient operation of the property, ensuring compliance with regulations, managing staff, and maintaining a supportive environment for residents. This role requires independent judgment and discretion in daily operations, including administration, compliance, personnel management, marketing, resident management, and maintenance. The OSPM will report to the Vice President of Property Management and will be involved in various interactions with other teams and departments.
Responsibilities
• Manage the day-to-day administration of the property, including supervising staff and handling resident complaints.

• Ensure consistent application of property rules and regulations and document violations.
,
• Oversee the processing and maintenance of accurate resident files.
,
• Ensure compliance with all regulatory requirements and prepare reports in a timely manner.
,
• Respond promptly to site emergencies and ensure incident reports are completed.
,
• Review and analyze the property's monthly financials and report variances to the Supervisor.
,
• Adhere to all accounting and reporting procedures, ensuring proper collection of rents and management of delinquent receivables.
,
• Participate in hiring, training, developing, and disciplining staff in consultation with HR.
,
• Conduct monthly staff meetings and ensure staff is current on policies and procedures.
,
• Maintain a high level of occupancy for the program and project.
,
• Evaluate regulatory agreements when filling vacancies and ensure compliance with programs such as HUD and TCAC.
,
• Attend professional activities and maintain relationships with residents and outside agencies.
,
• Coordinate maintenance staff and vendor services for ongoing maintenance and ensure timely completion of work orders.
Requirements
• High School Diploma or GED required.
,
• Experience in affordable housing management and managing people, projects, and materials.
,
• Strong communication and interpersonal skills.
,
• Knowledge of LIHTC and HUD rental property regulations and fair housing laws.
,
• Proficiency with Microsoft Excel, Word, and Outlook, and experience with property management software (YARDI-VOYAGER).
,
• Ability to read financial statements and create property budgets.
,
• Crisis management and conflict resolution skills.

• Associates Degree or Bachelor's Degree in a related field.
