Our next Commercial Real Estate Manager will be responsible for the comprehensive management and planning of the company's real estate portfolio across various locations. This role includes overseeing site assessments, lease negotiations, property acquisitions, and ensuring compliance with all lease terms and conditions. The manager will coordinate property maintenance, develop and manage property budgets, and perform financial analysis to report on property performance. Additionally, they will manage relationships with landlords, vendors, and contractors, ensuring quality service delivery and compliance with all relevant regulations. This is a hybrid position. The ideal candidate for this role will reside in our Northeast market (NJ, PA, MD). Travel expectations for this role is to visit all TerrAscend retail locations (CA, MI, NJ, PA, MD, CAD) at minimum once per year. The successful candidate will oversee the management and strategic planning of TerrAscend's real estate portfolio, manage all aspects of lease administration, coordinate property maintenance and repairs, develop and manage budgets for all properties, establish and maintain relationships with landlords and vendors, ensure compliance with local, state, and federal regulations, and collaborate with internal teams to support business objectives. To be successful in this role, candidates should have a strong knowledge of real estate law, lease negotiations, and property management, along with excellent organizational and time management skills. Exceptional communication and interpersonal skills with a strong customer service orientation are essential, as well as proficiency in Microsoft Office Suite and property management software.
Responsibilities
• Oversee the management and strategic planning of TerrAscend's real estate portfolio, site assessments, lease negotiations, and property acquisitions.

• Manage all aspects of lease administration, ensuring compliance with lease terms and conditions, including renewals and terminations.

• Coordinate and manage property maintenance and repairs, ensuring all locations meet company standards and local regulations.

• Develop and manage budgets for all properties, including operating expenses, capital expenditures, and revenue forecasts.

• Conduct financial analysis and reporting on property performance.

• Establish and maintain relationships with landlords, vendors, contractors, and service providers, negotiating contracts and ensuring quality service delivery.

• Ensure all properties comply with local, state, and federal regulations, including zoning laws and cannabis-specific regulations.

• Work closely with the executive team on new store development and expansion plans, conducting market research and feasibility studies to identify growth opportunities.

• Collaborate with internal teams including legal, finance, operations, and retail to support business objectives and ensure seamless property operations.

• Prepare regular reports on property status, property conditions, and lease renewal reports for senior management review.
Requirements
• Bachelor's degree in Business Administration, Real Estate, Finance, or a related field is preferred.

• Minimum of 5 years of experience in real estate management, preferably within the retail or cannabis industry.

• Strong knowledge of real estate law, lease negotiations, and property management.

• Excellent organizational and time management skills with the ability to manage multiple projects in a fast-paced environment.
